Why should you get a pre-drywall inspection when buying a new construction home.
NEW CONSTRUCTION BUYERS: Are you or is your client buying new construction? If so, are you aware that a pre-drywall inspection is available? One way to ensure that a house is built according to its specifications is by performing a pre-drywall inspection. This is the phase during the home building process just after the installation of certain elements such as doors, windows, flooring, wall and roof components, plumbing and electrical rough in – right before drywall is hung. It can be done after insulation has been installed which may be most convenient since the inspector can make sure the insulation has been installed properly but may it conceal some components.
This inspection is very useful because drywall can obscure some aspects of the interior and may make it hard to identify or fix issues both difficult and expensive once the new home has been completed. What are some of the items inspected during a pre-drywall inspection?
*Floor system
*Roof system
*Wall system
*Plumbing
*Electrical
*HVAC
*Exterior wall covering and many other components
There are many common concerns that a pre-drywall inspection can address:
1. Are there an appropriate number of electrical outlets in each room?
2. Is there a drain pan installed for the washing machine in the event of a leak?
3. Are there wood blocks in places where extra support may be necessary?
And many others!
After the pre-drywall inspection, you will receive a comprehensive report that you can use to have the builder make necessary changes or repairs.
Once the home is completed and you are heading towards closing day, schedule your comprehensive home inspection with Coastal Property Inspections. This inspection and report is highly recommended for all new constructions homes as well as resale homes. The new construction inspection will create a “punch list” you can give to your builder to make the necessary repairs prior to closing! It’s the last bit of leverage you have with your builder to fix or change things. After closing, it may take quite a while (or maybe never) to have them come back to make repairs
